BEST ADVISE FOR FIRST TIME HOME BUYERS

1. Get Pre-Approved for a Mortgage

Know your budget before you start spending.

Show sellers you are a serious buyer with a pre approval.

Learn about different loan programs and find the best one for you.

2. Know Your Must-Haves vs. Nice-to-Haves

Prioritize location, size, and features that truly matter.

Be flexible—no home is 100% perfect, but it should meet your key needs.

Watch for easy changs you can make, paint colors, light fixtures, etc.

3. Don't Skip the Home Inspetion

A professional can reveal hidden defects of the home.

It can save you thousands of dollars on repairs.

If problems arise, this can be great negotation.

4. Understand ALL Closing Costs and Fees

Chat with you lender so you know how much you will need at the closing.

Make sure you know and understand your monthly mortgage payment.

Do not forget about closing costs! (Typically 3-5% of the purchase price).

5. Work with A Knowledgeable Realtor

A great agent can guide you through the entire buying process.

I can help you negotiate, find the correct home, and help avoid mistakes.

I often have access to off market properties which can be a great advantage

6. DON'T over stretch your budget

Becasue you are approved for an amount doesn't mean you should use it all.

Make sure your monthly payment aligns with your other monthly expenses.

Do not forget to calucalte utilities and home maintenance into your budget.

7. Think Long Term

Consider resale value, neighborhood potential, and future needs.

If some things you can update or repair over time, you gain instant equity.

A home is an investment.. Choose carefully!!

8. Be Patient and Stay positive

The right hoeme will come along.. Be patient!

Do not rush into a decsion because you are excited.

Remember your goals and partner with trusted professionals to guide you!
